The problem
Every application has to show the scheme complies with the right council's Local Plan policies and the NPPF, then set it out in a Design and Access Statement and planning statement. Finding the currently adopted policies that apply, across hundreds of pages that differ by council, is skilled and error-prone work, and no drawing or submission tool does it.
What it does
- Finds the currently adopted Local Plan and NPPF policies that apply to the scheme, each a click-through citation to the source
- Marks the scheme compliant, in conflict, or needing more, policy by policy, with the reasoning shown
- Drafts the Design and Access, planning and heritage statements from that checked basis, in your house style
- Checks the council's local validation list and flags missing documents before you submit
- Flags the statutory gates: biodiversity net gain, listed buildings, flood risk, so nothing is missed

Why it works
Most Local Plans are out of date, so the hard part is knowing which policies actually apply and carry weight, then citing them correctly. Drawing tools and the Planning Portal do not touch this, and the drafting tools now appearing generate free text without checking the policy. Consent gets the retrieval right first: the currently adopted policies that bite, each verifiable to source, then a compliance matrix a planner signs, then the statements drafted on that checked basis. A planner reviews and signs, which matters as professional indemnity cover tightens around AI. It sits alongside the tools you already use.
