The problem

Writing up a home survey is the bottleneck: three to five desk hours per report, often a full day for a Level 3, spent matching hundreds of photos to voice notes and drafting the narrative. The tools most firms use are templates and phrase banks. They store your photos, but they do not read them.

What it does

  • Reads your site photos and voice notes and proposes the RICS Condition 1, 2 or 3 rating for each element
  • Drafts the Level 3 narrative, cause, implication and repair, in your firm's style
  • Checks the whole report before you sign: defects with no photo, ratings that contradict the text, missing sections
  • Shows every suggestion beside its source photo or clip, for you to confirm or change
  • Produces the client disclosure, reliability log and audit trail the RICS AI standard expects from March 2026

Why it works

Photo-to-report tools now exist, so drafting alone is no longer the edge. The gaps the market leaves open are the ones that protect the surveyor: ratings that follow the RICS Condition 1-2-3 scheme exactly, a whole-report check for gaps and contradictions before sign-off, and the disclosure, reliability log and source traceability the RICS standard on responsible AI requires from March 2026. The surveyor reviews, edits and signs, keeping judgement and liability where they belong.
